Rental Application ‘App’ Requirements

OVERVIEW. To qualify, EACH ADULT (18+) to occupy or cosign must submit a separate and complete App at https://deluxelv.com/rentals/application/ and 5+ years of verifiable: Income, equal to or greater 3x the monthly rent; Residence, with less than 3 in 5 years; Credit, free from excessive derogatory accounts, collections, or late payments; Eviction free; Criminal history, free from crimes involving moral turpitude with respect to property or people; and clear Documents Required.
DOCUMENTS REQUIRED. After submitting the online App, Send Clear Photo Copies of the following via email to firstname.lastname@example.org:
- Nevada State issued ID.
- Complete Authorization to Release Forms, sent to you via email.
- Proof of Income: (A) W2’d: 3 most recent pay-stubs; or (B) 1099’d: 3 most recent bank statements, 2 years tax returns.
- Verifiable Letter for Social Security or Other Government Assistance; must not require any additional contracts.
- Pet(s) Photo, license and rabies vaccination certificates, and a complete Pet Application is required with Written approval for all pets.
SECURITY DEPOSIT. Security Deposits are typically 2x monthly rent, and fully refundable upon successful move-out; we do expect the home to be in the same or better condition as when you moved in.
RENTERS INSURANCE. Proof of Renters Insurance due upon move in; renters insurance protects you, your belongings, and liability coverage. The minimum liability limit is $100,000 and Deluxe Realty must be listed as Additional Interest so that we are notified of any policy changes or cancellations. Pet insurance is required.
PET POLICY. Pets are approved on a case by case basis as each home has a different pet policy and deposit. An “emotional support animal” is not a Service Animal. Prohibited Dog Breeds: staffordshire terrier, bull terrier, pit bull, rottweiler, doberman, wolf, shepherd, chow, or presa canarios. Breeding is strictly prohibited.
DISCLOSURE. Complete Apps are processed in the order received, estimated 1-10 business days. We do not hold properties for more than 10 days. We reserve the right to move on to the next App if your App is not complete. App with incomplete information, documents, or verifications, or failure to comply with our requirements, may be denied. $50 Fee is per adult and only processed if you’re App is being considered. Paid App and holding fees are non-refundable. Non-Occupying Cosigner are considered to supplement applicant’s income or length of history, not to offset derogatories. Occupancy is limited to 2 persons per bedroom. Subleasing, Business Operations, and Smoking Indoors is strictly prohibited.
APPROVAL. Once you’re approved and you’ve signed your lease, you’ll receive instructions on how to schedule your move in walkthrough during normal business hours. Rent is due on or by the 1st of each month.
