An In-Depth Review of Our Residential Rental Application Requirements.
Application Overview
Complete Applications are processed in the order received. Application fees are only processed if the application is in consideration. Estimated processing time is 2-10 business days. We reserve the right to continue to the next Application if an Application is not complete. If multiple applications are received and the application is not considered, then the Applicant is deferred, notified via email and the application fee is not processed.
Property viewing is mandatory prior to Leasing. There is a minimum lease term of 1 year. The move-in date should be within 14 days from the application.
EACH ADULT (18+) to occupy must submit a separate and complete Rental Application.
Applicants are required to provide information about Co-Applicants and Dependent Occupants who will be occupying the property. Non-Occupying Co-Signers are not accepted.
Each Applicant must provide a state issued photo ID, social security number, date of birth, current address, unique email, phone number, and emergency contact information.
Background Check
Applicants must provide their Social Security Number, and Credit, Criminal, and Eviction Reports are processed. All Applicants must be:
- Free from any Eviction, Open Collections or Excessive Derogatory Credits Records (other than medical or student loans).
- Again, we do not accept applicants with any evictions or collections.
- Free from any criminal charge involving moral turpitude to people or property.
Proof of Income
Current Monthly Household Income must be verifiable, will be verified, and must be equal to or greater than 2.5x the rent:
- 3 most recent pay-stubs (If W2’d for 2+ years).
- 2 Most recent tax returns and 2 most recent bank statements (If self-employed / 1099’d).
- 2 Most Recent Bank Statements with available funds greater than 2.5x the Annual Rent.
- Other: eg, Social Security Income (Verifiable Letter).
5+ Years of verifiable Employment History is Required. Gaps in employment or unemployed? Enter those dates and explain.
Residence History
5+ years of verifiable residence history is required. Gaps in rental or ownership history? Enter those dates and explain.
Pets / Animals
If the property allows 1 pet — 1 small dog less than 20lb (when grown adult) — pets are approved on a case by case basis; insurance and a pet deposit is required. Information required for Pets / Animals includes the Name, Age, Breed, Weight, Gender, Spayed/Neutered, and Clear Photo, and Registered Service Animals and Assistance Animals must attach clear documentation from a local licensed medical professional (dated within 1 year). Letters for service / assistant animals purchased or obtained online are not accepted.
In addition to Renters Insurance, Pet Insurance is required for all Pets / Animals. The Landlord and Property Manager shall be named additional insureds on the policy. Tenant further agrees to hold both Landlord and Property Manager harmless relative to the activity and behavior of any and all pets kept at the Premises.
Pets cannot be dangerous to others, must be house trained to not destroy a home or urinate / defecate indoors. Tenant is required to maintain cleanup of any waste on a daily basis. Tenant agrees to be responsible for any damages caused by any pet. If the Property is subject to a Common Interest Community, Tenant will abide by all rules and regulations and CC&R’s. If the pet becomes a nuisance, causes damages, or otherwise breaches lease terms, monies for damages become immediately due and the Pet Approval shall be immediately revoked.
Vehicles
We require the make, model, color, year, and license plate identification of all vehicles that will be parked on the property. Tenant is responsible to maintain registered vehicles, and to register vehicles directly with any governing Homeowner Association. Homeowner Associations may have additional parking restrictions.
Questionnaire & Other
A quick Questionnaire is placed on the Application, clarifying some Application and Lease Requirements, including the following: Subleasing is prohibited. Smoke and Smoking indoors is prohibited. Operating any business from the property is prohibited. Parking any commercial vehicles on or nearby the property is prohibited.
The Applicant is asked to acknowledge the Agreement to terms and conditions, submit payment for the Application Fee, and submit the Application. Co-Applicants submit their applications the same way.
Applicant References are requested in case of emergency, and the Applicant can provide additional notes and documents for consideration. Exceptions are considered on a case-by-case basis upon review of a complete application.
The Lease Agreement
The Lease Agreement contains additional terms and conditions (Sample Lease Agreement, coming soon). At lease signing, additional instructions are provided on how to schedule the move-in walkthrough, during normal business hours. A Holding Fee in the amount equal to the Security Deposit is due within 3 business days of acceptance. Rent is always due on or by the 1st of each month.

Landlord will not be bound by any representations, agreements, or promises, written or oral, made by landlord or agent unless contained in the ratified lease agreement.
